One of the most popular communities in Folsom, American River Canyon borders Granite Bay and Orangevale. It's the perfect location for those who enjoy the Bike Trail, and also is convenient to Folsom Lake from Beal's Point.
The community is divided into a North and South section. The homes in the North section are more expensive usually, with great views of the canyon. You'll find many custom-built homes here that range from the high $600k's to over a million. There is also a small gated community of more affordable patio homes on the north end called The Cascades. These are the only homes in the community that are in a gated development, and they are larger than you might think...as much as a 4 bedroom and 2400 sq ft. Prices run around $400k for these very beautiful garden-type homes.
The American River Canyon North section also offers access to the Hinkle Creek Nature Trail and is close to Len Howard Park, a very popular and beautiful green area that many like to visit. It's located right off Oak Avenue Parkway.
The South part of the community was developed first and has older, less expensive homes. Prices here range in the $500k's, and there's also a group of very affordable townhomes in this part of the community. The southern end of the Canyon is easily accessed from Greenback Lane in Folsom. Greenback Lane runs adjacent to the Bike Trail, Beal's Point, Negro Bar, and the Negro Bar State Park.
With prices from moderately upscale to estate home levels, this is an excellent community to consider in Folsom, especially if you are interested in being near the lake or the Bike Trail.
